Our letting process – We find the right tenants fast
We’ll market your property on the major sites and also send details to applicants registered on our database whose criteria matches your property.
We’ll then book accompanied viewings. When a suitable tenant makes an offer, we’ll discuss it with you verbally and get your formal approval in writing. We’ll then commence tenant screening by a third-party company. Checks include credit score, previous landlord reference, employment check, photo-id and right to reside in the UK. As soon as you’re happy with the tenant, we’ll lodge their deposit in a government approved scheme.
We’ll then provide an inventory and undertake the check-in where we’ll show them how everything works and make sure they understand their obligations.
Pick the letting and property management service that’s right for you
We’ve created three letting and management service levels to suit any landlord, whether you prefer to manage your property or want us to take care of everything for you.
We’ll market your property, show prospective tenants around, check references and draw up tenancy agreements. We’ll also collect the first month’s rent and deposit; produce a detailed inventory and carry out a comprehensive check-in on moving-in day. Day-to-day management and maintenance of the property will then be your responsibility. We include all tenant checks, inventory and check in, as well as lodging the deposit for one clear and transparent fee. There are no extra or hidden costs.
Let + Rent collection
The same services as Let Only and we’ll also collect the rent payments, while all other matters and maintenance will be dealt with by you.
Full property management
In addition to the Let + Rent collection service, we’ll also manage the day-to-day running of your property while the tenant is living there, including repairs and maintenance. Once we have conducted a full check out we will discuss with you any deductions from the deposit and laisse with the tenant about returning their deposit to them.. We’ll take care of everything to do with the letting including inspection reports, utilities and safety certificates. We’ll only involve you if something out of the ordinary needs your decision.
Protecting you and your income, tenants and property
We are an ARLA Propertymark agent, which means we meet all industry standards and follow strict codes of practice. We are also members of the Property Ombudsman Scheme; the Client Money Protection scheme and are registered with the Tenancy Deposit Scheme.
Switching to us
Moving the management of your property to Hestia Lettings and Management is straightforward. Just inform your current agent that you want to change to us and we will:
- Contact your letting agent to confirm the changeover date
- Collect keys, certificates and paperwork on the changeover date
- Advise your tenants that we’ll be managing the property and arrange a time to meet
- Carry out an initial property inspection and send you a report
- Ensure all safety certificates and paperwork are in order and up to date.
